I can't believe cockroaches/bedbugs are coming through someone's window! Really? I think half these complaints are by disgruntled miserable people.The other half are by lazy good for nothings who expect everyone to do everything for them. I've never seen any bedbugs but I've seen lots of stupid tenants come and go who are just selfish and inconsiderate people who have no interest in taking care of their unit or the building as a whole in a good neighborly way. I've lived in this building for 7 years now, never a problem. Recently I've been battling cockroaches. (I read a previous message from a fellow who caulked all around his apartment. unfortunately that doesn't really work either.) i don't really sleep, an insomniac, in the very beginning of of my minor troubles I watched 2 roaches come through my window (destroyed them). I know I didn't have roaches before that night 3 months ago. Now when I leave anything on my counter at night and get up at ni

ght for some water I'll find a roach. Most often they're babies (P.S. baby roach can easily be misidentified as bedbugs). I've got the goo in my cupboard and dust on my floor, but nothing can stop them from coming through my window.
I understand bugs happen, but if everyone pitched in and treating your apartment for these infestation neighbours wouldn't have to deal someone problem. Don't just move out you'll just bring the problem with you and leave an infestation behind. My old building treated the whole building once or twice a year and by doing so they could find and treat problem apartments and their direct neighbours. If only a law or act could make yearly treatments mandatory, problems with pests will diminish significantly.

Just moved out after being there a year and a half. Great building, great tenants, saw only 2 bedbugs the whole time I was there and I'm thinking they came in with visitors.

I don't have a lot of stuff and am a minimalist. The second I saw the bugs I would wash everything in hot water and dry it throughly. Then I got the lady to come and steam the baseboards. Problem solved.

Sure there's other problems there but it's a give and take.

I love the location and will always remember my time

there.

There are going to be bugs of all sorts including tenants in a building this size. But for the rent, for the location, for the size, you're just not going to get better. They've fixed the elevators. Bugs can be anywhere. I've lived here for a few years and I've have no trouble, but here is the secret. I take CARE and I am RESPONSIBLE for my own unit! I also treat the public areas with respect. If you do that you should be ok. You may come across a cockroach or something, I've come across 2 in al

l the time I've been here. I found where it came from and I filled in the hole. SIMPLE. I've caulked my entire apartment. And now...nothing, for years and years! Thank you.

...well well well what do we have here? A BEDBUG is what is here! Just this morning on the 26th floor. I noticed the other day a mattress in the hallway - tons and tons of stuffed children's toys. Have you ever seen how small and how flat a bed bug is? It's the size of an apple seed and as flat as a leaf - it can crawl down the hallway and directly into your life. Thank GOD my bed is 4 feet off the floor and on straight long metal legs so no bugs can crawl into bed with me. Any way, there I was

in the bathroom, completing my morning objectives I noticed the cat outside the door watching something on the floor. At first I thought perhaps it was one of those little tiny brown beetles I see almost every where - but when I quickly grabbed a piece of toilet paper and picked it up - to my horror, it was a reddish/brown bedbug. Not quite in the adult stage. I flushed it down the toilet and immediately ordered my boyfriend out of bed to check the mattresses. Nothing in bed. Perhaps on the couches? I'd have to check and see - but people PLEASE be careful! When you obtain articles - ensure they're not from the dumpster or, if they're from some one else, or from a second hand store - check everything and educate yourselves about what they look like and how they migrate/live/breed/eat etc., It's amazing how many people don't know about them yet, when they do they are completely oblivious on how to reduce the risk of infestations. It's unfair to other tenants to keep your garbage in the hallways! I see couches, beds - you name it - all in the hallway for the staff to remove. Come on people - stop and think about the work these people have to do to remove YOUR belongings to the garbage. I just wish that everyone was just a little bit more considerate - and who ever wrote about break-ins in the basement car garage - affecting mostly minorities? Really? I don't think this is a 'minority' issue - I think it's a car break-in issue and because St. Jamestown is comprised of mostly new immigrants to this marvelous city - chances are that if you drive and park and live here - you are part of this wonderful complex of St. Jamestown where the majority are the "minority"! But really...if you think about it - we are almost all of us from another land unless you are Native. Well folks...have a pleasant day and if you read all of this, take to heart what I wrote about cleaning up after yourselves - we can all fight this bedbug problem & cockroaches too by being proactive! : ) Bye!!

Last Post pretty much covers it... Exaggerated a bit but all in all wraps it up... I would like to point this out though...

Positives:
These buildings are pretty easy to get into, and to be honest, if your facing the south side the view is just amazing probably the best in the city...
Number one the rent is fairly "cheap" (expensive but comparing to the rest of this city, a shitty basement or this?) Been here for over a year (moving out) , but the rent for a 2brm with this size is hard to

come by in Toronto without eating up your expenses.

Negatives:

ELEVATORS! (need i say more?) Sometimes your lucky, but most times your not, expect to wait, and expect some people to not give a shit weather or not you have been waiting in the "lobby" for 20mins, they will get in there like its their last hour on this earth and guess what , you have to wait some more and start again.

BUGS: - Well, I have lived multiple places in the city and guess what, its a city problem, no matter what or how much you spend.
They will eventually find a way in. I haven't encountered bed bugs in almost 2years being here.. People have to watch what they bring in and out of this place, also bleach/clean the place before you move in to avoid this issue. ROACHES are the only problem i have faced here... Mainly in the kitchen, the odd times in the bathroom. Small ones but still disgusting.. We have had this place baited (gel bait) it helped for the most part. They only come out at night anyways.. Bottom line, keep your place clean, and kitchen sink clean and free of water at all times. (no problems there) (bugs cant live without food or water) (no food, no bugs, same goes with bedbugs, change your fn sheets!!!) Easy !

When you call the number, the guy who answer the phone will tell you, he will come in 10mint but he never comes( I only waited for 35mint then left so maby came after). There are many problem with the building but management and security are lazy or supporting those.
1) Car break in
2) bed bugs
3) someone droping the bottle from the building to the person standing below.
4) if you made a compliant to fix something it could take weeks to fix it unless if u know someone inside.
5)rent going up by every year
6)once you are in, it hard to change the appartment inside. u have to wait for a year. Same time they give those appartment to new tenant.
7)Elevators are 50years old and they only repair outside( putting new mirror and ect)
8) Have 4 elevators and most of the times only two work.

One of the worst place to live. It was good building and now its getting worst. Every week someone breaking the parked car's windows and security or building management doing nothing to stop those. morethan 50 cars have been broken. Few of them twice. Most of them belong to minority people. Maybe building management and security behind those. IF ANYONE DISAGREE WITH THIS CAR BREAK IN PLEASE CHECK WITH THE TORONTO POLICE OR SECURITY FOR PROPERTY COMPLIANTS.


I lived in this building for just over 2 years. From day one there were roaches in the kitchen. A year after moving in, the bed bugs arrived. They sprayed the apt 3 times, and it didn't do any good. I couldn't take it any longer, and moved out last summer. Before I did, I dried all my clothing/bedding/ anything material in our dryer, put them in black plastic bags, and left them on the balcony in the heat for a month. I bought a steamer, and steamed down everything I had that I was going t

o take with me. Everything was steamed as it left the apt. Then I steamed everything again once I was moved. I tossed a lot of stuff away, and bought new stuff once I moved. I pretty much took half of what I owned. Everything that I could fit on the balcony for a month went out there. Last summer was hot as hell, and I'm sure that helped to kill anything that might have gotten past the cleaning. So far so good, 10 months later bed bug free...

Some jackass broke into my car in the basement parking lot , the front passenger window was hit by a fire extinguisher cylinder and took some valuables out of my car.

When complained to the management they didnt give a damn abt it. They say we provide parking but its not secured.
Then why the hell you have security??? and their answer is ...it only for building premises not for parking lot. And you cant get anything from their "so called" surveillences video coz the cameras have so much dust

on them ... you cant even see a car.

Lived in the building for years. Never had a problem. No mice, no bedbugs, no cockroaches, nothing. It's a large building, like any building it only takes one person to not take care of their unit. If you caulk/seal your unit, stay clean, there shouldn't be any problem. But these days like anywhere that's asking a lot.


Bed Bug Alert. Moved within the building. 3106 was fine, got the keys early to 2718 and found bed bugs, didn't move . Stayed an extra month waiting for them to fix it. They changed the cupboards, fixed the floor, told us they sprayed , even put foam in the walls. Went to move in this weekend . got all my stuff into the place. found bed bugs!!!. My Stuff is now packed in plastic bins, the movers come tommorrow it goes into storage, my pregnant wife and infant daughter are at their parents' place

and I am now on my dad's couch ... nice eh?

The girl in the rental office is so rude and she is never in the office!!!


We've lived at 280 Wellesley for over 2 years. Love the location, the view on our side is really nice (east), the size of the apartment is pretty good, and the price isn't too bad (except for the constant increases).

My complaints are as follows, I've seen two mice in the entire time I've lived here. Both on the first floor, one by the garbage chute and one by the front door.

I've recently discovered bugs in my bathroom and kitchen around the back of the stove area and I can't figure wher

e in the bathroom they are getting in from. However, it looks like they are getting in under the front door of my apartment as well. It is both small cockroaches (the ones with little wings not a hard shell) and bed bugs (about the size of my entire pinky nail so I'm guessing the adults)

The paint on the walls is bulging out and cracking in spots, the pieces of wood that make up the floor basically just sit on cement and are easily popped off in spots, and the heat is in the ceilings and floors, but you control only the heat in your ceiling (which makes no sense since heat rises not falls.

The elevators are slow and overly packed and are still causing problems even after they "revamped and upgraded" them. (One of the elevators used to actually "drop" us at every other floor on some days. It was quite terrifying. We live around the top floor so walking is quite the chore (even though I have done so on a number of occasions with my groceries because lazy people on the first 10 floors won't walk up and the main lobby was ridiculously packed with people). Of course, if you walk up to floor 15 and hit the up button you can usually squeeze in by then. People are overly rude, and even though you have been waiting for an elevator for FAR longer then them they cut in front of you like you're not even there, or if you tell them there isn't anymore room since it is jam packed they still try to force their way on anyways, making the elevator doors not close.

Between the drafts coming from the space on the windows, the construction noise from them redoing the balconies (luckily that's been over now for a little while, but it was murder listening to it all day as I was unemployed and looking for work at the time), the constant hot water shut offs, and the price of rent being increased regularly every year, I'm tempted to find somewhere new to live.

It's a decent privately owned older downtown building mostly with working people. I've lived here for years and have NEVER seen bedbugs, mice etc. I honestly can't figure out these reports? Something isn't right about them. They don't make any sense. Thank you.


They're everywhere. You see them in the laundry room, in the garbage room, in the elevator. Mice and roaches as well. Mattresses, sofas and furniture of all kinds left in the hallways with telltale little black spots all over them.

The landlord/super pretends to spray insecticide, also sets dates to come and put down roach gel and never shows up. Nothing ever gets fixed.

As long as there are more people willing to move in who don't check these reports, they'll never invest the time and mon

Been in this building for 5 years. No problems. The security are nice, the management are nice. No roaches really to speak of, no bed bugs, but I caulked my entire apt. The elevators are being improved and updated so there are only 3 of 4 working at any one time, but that happens with upgrade. Renovations are nice, apts are huge. Convenient. Tenants are generally ok, For the price and location you're not going to get better.


Since no one trust anyone with terrible grammar, I have a similar problem as the person with the post under me, but this might make more sense. Someone broke into my car on the first basement floor on December 11 2011 between 3-4am. They also broke into 5-6 other cars in the same area of the underground parking. After complaining several times to the security company, I have noticed an increase of security guards in the building after 2 am. They are very nice and professional guards who are genu

inely trying to help and protect the building and the community.At 3:30 am this morning, I happened to lose my apartment key and I took a gamble and asked if there is any way they can help me out, they were able to get a second key and opened the apartment door for me, the entire process took no longer than 5 minutes.

The security guards in this building are friendly and cooperative, I had no problems with bed bugs or any type of bugs. However, I hear something running and screeching every now and then in the apartment above mine. It could be a mouse trapped or living between my ceiling and the apartment above floor. Sooner or later I will complain or the mouse will die, which ever comes first.

For the amazing view, large size apartment, and all new faucets, bath tub, toilet, and tiles, this building/apartment is wonderful. Now the elevators is a whole other story, on a regular saturday afternoon, you could possibly be waiting for an elevator for as long as 10 minutes, no exaggeration. Now imagine the wait on a busy weekday, it is a nightmare.

Few weeks ago someone for few people broke few car windows and owners reported to the building management and they did not do anythings. Yesterday(2011/12/11) again they borke few car windows because of the management. We are tring to move out of this building. I won't recomend to my friends to come to live this building.

I have lived in this building for 4 years. Had roach in first year and ask management to slove, so far I don't have any problem with roach~~BUT~~almost 1 year ago, we had bedbugs problem. We don't know what bite me or how to deal with it first. After wash everything and throw the bed, we get rid of bugs for 1 year. However, these days, bedbugs retrun to our suite again~~~they are just so disgusting and annoying. We throw our bed again~~~want to move~but hard to find a clean apt~~still finding


Never had bedbugs. If people would take care of their unit things would be fine. Some cultures don't care about their neighbors. The manager is good they do what they can, but some cultures just don't care. Guess living in the first world is different than living in the third world.

It's a large private building. Lived here since 2007. Saw one cockroach once, but nothing since. I've sealed my apt with sealant and caulking. Management is good about fixing things when need to be fixed. Treat people decently they treat you nice. Overall love the neighborhood, right downtown, great views and is quiet for the most part.


I moved in recently and so far, so good!I've been dreading an encounter with a mouse, a rat, a bed bug or a cockroach within the confines of my living space and so far, have only discovered a 'living' roach by the elevator and 'mouse pee' in the bathroom.... but I sealed up that door nicely and haven't seen anything since. Overall - this building has great views and wonderful tenants. I love the hood!!


I had a good clean apartment when I first moved into 280 in 2008 and it was certainly fine for the first year. In 2009 one night while I was watching TV I saw a mouse! After investigation I discovered they had come in by the drain pipe in the kitchen. I went to the super. He said he would solve the problem. While it was being solved I stayed with a friend on the 30Th floor. Luckily, he had no problems with bugs or mice.

The super had someone go into the apartment and completely seal eve

rything: new plaster by all the holes under the sink; new calking through and around all the cupboards in the kitchen; new calking in the bathroom by the bath, by the sink, under the sink, around the light fixture and calking around the electrical box in the front hall closet. The super had little brown “blobs” of roach deterrent put in all corners of the kitchen and bathroom and all the cupboards. (I think this is a new method where a spray is not used)

Since then, I have seen no mice. I once found a dead cockroach inside the front door. Having said this I have to warn that once and only once, I used the laundry downstairs and saw bedbugs crawling on the floor. I took all the clothes I had just washed and dried to a friend’s place and washed and dried them again and have done my laundry at my friend’s ever since. I have seen no evidence of bedbugs in my apartment and just now checked the mattress and box spring and there is no evidence of bugs and I have no body bites.

My advice to anyone here is NEVER USE THE BUILDING LAUNDRY. If you have problems ask the super and or building management to help. My experience is that they will help; I have always been pleasant with them and they have been accommodating.

I agree with anonymous. I live in the building and I have sealed my apartment. I'm very clean and I've never had a problem with cockroaches, or bedbugs or anything like that. I really have no idea what people are talking about who have these problems? People I guess just refuse to accept personal responsibility blame others rather than do what THEY have to do to make their home a home. It's a great building, and in the process of being improved/renovated and is housing mostly working families. m

To the anonymous- "Trail" said nothing of race or class- so don't put heavy words like that on someone else. More importantly- they are right about keeping clean. It is an important part of the long term solution. True bed bugs have a variety of ways of getting in but, preventing an infestation has a lot to do with keeping a clean and sealed apartment. The less clutter and garbage there is the easier it is to clean their usual hiding spots(like cracks and crevices). It gives them less places to

hide too.

Overall it helps deter other pests from moving in.

No idea what people are referring to? I live in the building for years not once did I see anything. It doesn't make any sense.


I lived here for over 3 years. My neighbours DID have bed bugs the entire time. I NEVER got them. I did not get them because I stomped off my shoes at the door (which the exterminator who they wouldn't allow in to treat their apartment told me to do). I sealed all holes with caulking. I kept the drains plugged in the bathroom and kitchen at all times. I was very careful who I let into my house, I rarely allowed neighbours from the building in, because many units did have them, and I avoide

d second hand items. If I bought secondhand clothes they were washed in hot water immediately. There were cockroaches when I moved in, but I got rid of them with pesticides and keeping my house extremely clean. I never saw a mouse, or mouse droppings. Not even once, but I did hear rats in the walls. Before you move in check the baseboards, and crevices for bedbugs. Stand in the unit for awhile before, because when we exhale co2 they breath it and it brings them out, and you will see they will come out after awhile from the corners, near baseboards. If this happens do not rent the unit, or ask to see another. I did have many neighbours who were driven out by the bed bugs.

"trail", you are ill informed. Bedbugs have nothing to do with cleanliness. You can be the cleanest person in Toronto and still take home a bedbug on your clothing. From TTC/movie/restaurant/co-worker etc... If a friend who has them visits you then be careful. It's not about cleanliness or class or race or condo or apt. or Jamestown or Rosedale. It will happen to anybody.

I'm living in this building for the past 16yrs and I DO NOT have bedbugs nor roach nor mice.


I can't say much that hasn't already been said by others. Multiple sprayings (sometimes I've seen evidence of said spraying, other times I haven't), a nice large bag of diatomaceous earth, four different home sprays, numerous baseboard steamings (I have a steamer), a trashed queen mattress/box set (and possibly another set on the way to the garbage), a lot of money spent cleaning/dry cleaning clothes, and they're still there. I've seen them in the apartment, in the laundry room and in the hall

way - they're quite literally everywhere.

I've given up trying to beat them. Management appears to take a "least effort" approach, which of course, rarely succeeds in the long term. I've had it with the bugs and I've had it with the management; I'm leaving.

I *strongly* recommend that you do not move here. I cannot possibly stress that enough. There are other issues that I was willing to live with, but the overwhelming infestation of bed bugs is what is driving me out of this building.

....I just wanted to give an update....


in March 2009, we moved out of the apartment because of the continued infestation of bed bugs, and the continued inaction of the super/building manager.

the bed bug problem returned in early 2008, and after more than 10 sprayings, and spending $80+ to launder all cloths and linens each time....it was clear that the problem was not going to go away.

the last 3 times that the apartment was "sprayed", there were NO SIGNS of treatment (the floor was

not wet, the drawers were bone-dry, and the smell was quite unnoticeable compared to previous treatments)....after approaching the building manager and super on multiple occasions to ask them why they were pretending to treat the apartment, they insisted that they had switched products, yet could not tell me why nothing in the apartment was wet - an indication that the proper and accepted method of dealing with bed bugs was either not used, or that treatment was being "faked"

The building manager even tried to have security throw me out because I saying that he was a liar.....of course, security laughed at his demands.

LET ME BE AS CLEAR AS POSSIBLE:

DO NOT move into this building if you have a concern about bed bugs.....there is a VERY GOOD CHANCE that you will, at some point have a problem, and that nothing substantial will be done about it.

I would also like to point out that buildings 240 and 260 on Wellesley st. E are operated by the same property management and that indicates that the same practices are likely to be applied there.

p.s.....cockroaches are rampant in this building as well......worse than the bed bugs......but they don't bite, so...

I lived on the 27th story of this building during 2007. While I did not have bed bugs in my unit, discarded upholstered sofas, chairs, box springs, and mattresses littered the hallways with little signs saying "bed bugs" taped to them. This occurred on a regular and frequent basis. The building is also terribly infested by cockroaches, to the point that its common to see several in the elevators or scurrying down the halls.

first encounter with bedbugs in the building was a 2-3 months after we moved in (2006)......after about 6 months of non-stop itching from bites all over my body, going to the emergency room numerous times, finding a few bed bugs here and there, educating myself on the situation, as best as i can and many, many sleepless nights.......I finally went to the super in sep 2006......they sprayed.....bugs never left.....2 weeks later I went back.......they sprayed......1 month later they we

re back......the third time I went to speak to the super.....I told her that I wasn't gonna have pesticides sprayed all over the place where my now-pregnant wife is all day....and that the building management were obviously aware of the infestation in the ENTIRE building.....she (the super) gave me the same-old "can't prove where they came from" but offered to let me out of my lease......when I told her that if I saw another bed bug I would start collecting them and bring them to her office....."if I have to live with them, I'll make sure YOU have to work with them" I told her......I don't know what they did about the bugs......but after the third time they sprayed......we were bed-bug free for 2 years......straight.....just this past May......they came back......

anyone who reads this.....

DO NOT BE AFRAID TO DEMAND ACTION FROM YOUR LANDLORD......they might not have to reimburse you for the furniture you have to throw out.......but by Ontario law.....they MUST CONTROL PEST INFESTATIONS........meaning if they continue spraying and there is no change......they are NOT controlling the infestation and must try something more drastic...

plus.....if we (residents at 280) were to get together and demand action (get in touch with the newspapers, leave notes on people's doors in the building to speak up, etc.) I quite certain they would take proper measures to deal with the problem......

We have them in our apartment, and I've seen them in the laundry room.
Whatever you do, do NOT move in to this building, as the landlords do not take this issue seriously and until they do, the problem will never be resolved. All apartments must be inspected and treated, a Herculean task in a building of this size even with responsible management.


I moved into my first sole occupant apartment in March of 2007 and could not have been happier. It was 280 Wellesley aka 'The Halifax' apt no. 2110, just down the hall from my previous apartment. I figured there were no real problems with my old apartment, I liked the neighborhood, why not move just down the hall? I had been I there about two weeks when I realized that the growing number of bites on torso, arms and feet were not due to mosquitoes, but were due to the infestation of bed bugs I f

ound underneath and in between the support slats on my bed. I have tried in vain to rid myself of these pest for the better part of a year, and feel like I have made no progress what so ever. I have not had a good night's sleep in ages, and my skin is raw from the non-stop scratching. Apparently the bugs are in almost all of the apartments in the building, and my old apartment was apearently one of a lucky few to have not been infected.
