I've lived here since 2006 and unfortunately it's as bad as the other posts state. I've only stayed because I couldn't afford some place else but my sanity has no price so I will be moving. About August 20th of this year (2011) the cockroaches and bedbugs have come back in full force for their bi-annual appearance. The building will spray a bit and then the bugs will come back a week later. I've even resorted to spraying my place and puting down diatomaceous earth powder along the floor

boards which has killed them only to have them come back from the apartments next door. Like the other post said, if you do move here, ask William Penn for a cleaning deposit. You will need it.

4/15/10 to 6/1/11. Terrible terrible terrible. Do NOT live here unless you enjoy crack slums full of degenerate mothers and fathers. There are children running barefoot through the halls. What filth! I had bedbugs about a week ago. When I came back there was a dead rat in my toilet! A guy got chains to his face right outside my door by 7 guys. There's blood on my doorway. There is so much filth here it makes me loose faith in the human race. It's not that cheap! The manager is a counter producti

I've lived here since 2006 only because it’s close to work.. Unfortunately I wish I had known about this website previously too. I didn't realize the whole building was infested. My story is just like the rest here. My apartment had an infestation about a year ago but after one treatment, it appeared they were all gone. However, starting in April of this year the critters have come back in force. I don't know how thorough the spraying has been since I've been at work when they pest contr

ol people come but my apartment has been treated three times in six weeks and there appears to be no relenting from these bugs. They’re strolling around in the daylight as well. It's embarrassing to have guest come over only to have them get bitten. Should you wish to move here, ask THEM for a cleaning deposit because your things will be ruined. Unless property management orders spraying of all the apartments at the same time, I'm afraid their efforts are in vain and I won't be signing another lease.

I moved into William Penn Summer 2010. I too wish I had seen this report before hand. The itching started about 3wks after I moved in. Having seen them in San Francisco, I knew the marks could only be two things: spider bites or bed bugs, with bed bugs being the most likely culprit. I reported it. They sprayed and fumigated. It stopped for a week. I did everything: bagged up clothes, washed things in hot water... everything. And they were still here. By end of Sept I was so paranoid, we resorte

d to sleeping with the lights on so they wouldn't come out. Every touch on my skin was a cause to jump or pause.

Management gave me some BS story. By the next time, they got new pest control people. I guess these folks were legit bc it finally stopped. I guess that was Nov/Dec.

I would still see one or two come out of hiding or something so to make sure, I eventually had to get ride of my entire sofa bed. I am still here I will not be signing a new lease.

Stay as far away as possible. If you do come here, beg bud proof your stuff and spray BEFORE YOU MOVE IT. SPRAY EVERYTHING. The cracks and crevices. Roach spray too. Everytime they fumigate somebody's place, the bugs have to move SOMEPLACE. You could just be next door, or above, or below.

Well I stayed there 2010-2011 && I thought the itching was from washing my clothes I'n there washing machine but then I saw this. I'm so mad I knew it was something because I would always itch. But u caint see bed bugs right? That didn't have any real bugs I would itch all the time though. What happens when your whole place becomes infested w//bed bugs?


I lived here two years ago and it was hell! The William Penn is totally infested and the management lures tenants in with all kinds of deals. Free first month rent or half off-- etc etc. My parents would visit frequently and by the time I knew what was happening-- THEIR apartment became infested. They are the worst! I complained so much and eventually told the management I was not paying anymore rent and ended up throwing a lot of my shit away and moving without even telling them!


I lived here with my boyfriend for a year 2007-2008. This place is horrible infested! Everyone in the building knows. A lot of the tenants are illegal aliens and therefore are afraid of going to authorities about the problem. The management "tries" to take care of the problem by spraying rooms at request.. which only keeps the bed bugs at bad for a couple of weeks. After moving out I had to throw away my bedding, furniture, and majority of clothes! This place is horrible! You can not imagine how

badly traumatized I am. I start itching at the 1st thought of bed bugs now. Any time I have an itch I freak out and check to make sure it's not a bite!
One of our neighbors' apartment was so horribly infested that the bed bugs would crawl to you and on you in the broad daylight and just randomly climb up and start feeding.
They will never solve the problem at the magnitude it is right now. Don't ever ever EVER go anywhere near that place! It is disgusting... and even though they made the outside and lobby look nice don't let it fool you. It is hell! This whole area is infested! Any of those cheap apartments and hotels are guaranteed to have bed bugs. And no one will EVER tell you until it's too late.
