Feb. 19, 2013. What appeared to be the usual bed bug eradication truck (stealthy plain white, for obvious reasons) and usual work crew parked in front of Serrano Club Apts., 508 S. Serrano Avenue again. Since 2009 they have been trying to get control over their bed bug situation (Read earliest posts here, way below). You might think that since this building is also the Turnkey Property Management headquarters building, they'd be on top of it. This property management company has much nicer b

Do not move into SerranoClub Apts. 508 S Serrano Ave Koreatown. Can say that my experience with the guy who's the VP of building owner co.. and management co. seems to have not an ounce of empathy for the tenants in his bed bug affected (since 2009) building. Reminds me of a Dr. Evil. Stay away, who needs the aggravation.

Just about 3 years ago one of the first apartments.... one bedroom close to the front of the street 508 south serraro bed bugs were found ...what a shock no one could belive it... one person said there so many they crawling up the walls ... and threw the wood floor it was unbelievable... well 3 years later there still there and made it to sll 4 floors and some units have been redone twice.with heat treatment.. one person brought them in....fact.... its the buildings responsibility to inform ren

Vice President of Turnkey Holdings, property owner of 508 S Serrano Ave., Los Angeles (aka Serrano Club Apts.) actually offered tenants money to shut up about bed bug problem and not even talk to other tenants about it. This is for real. I have the document in front of me. It's two pages long, signed by the owner co. VP whose "headquarters" office is suite 101 at 508 Serrano),but not signed by tenant. It offers a deposit refund of $181.15 and a couple of other goodies if tenant totally shuts

up to everyone and anyone about the bed bugs there. It requests (demands) that tenants "cease and desist all activity consisting of"... "defaming and ridiculing the Project and it's owner and managers whether in print, social media, verbally or otherwise, discourse with or about other tenants at the Project and the Project's management team". I've always excluded the resident manager because she is between a rock and a hard place on this. She doesn't control the purse strings on this matter, that is, the money to finally fix this three year problem of treating only the complaint unit without treating the others around it. Has anyone noticed the piles of mattresses, box springs and other household furnishings on the corner of 5th and S Serrano over the years? How much of it is from emergency bed bug move outs? How much of it is from 508 S Serrano? I know that some of it is, definitely. Sometimes I've seen the words "Bed Bugs" spray painted on the mattresses. See how much Serrano Club management will give you for your losses and distress. They might even YELL at you and blame you and try to charge you the $800 for the treatment and put it on your rent bill. I lived for a short time with the bugs before getting the hell out in a hurry. Itchy welts on body, being woken up in the early morning hours of the night. That's bad, but not as bad as being treated like a piece of garbage by that (male) manager. Good luck with this place.

To the last reporter. The person I live with saw your friend getting yelled at. At least I think I remember being told a story about the owner yelling at a tenant about it. Pretty ridiculous. Keep close tabs on the owner or whatever. Pretty scandalous character. He's tried and maybe succeeded in making certain tenants pay for the treatments themselves. No tenant should have to pay a dime. Ridiculous. Believe me I have reported a few times about what I have been through here and none of which has

been pleasant to say the least. It started with bed bugs, then roaches, I haven't seen a roach in a while but today I'm here to officially report rats/ mice. This apartment building could be infested with all the above so keep all your eyes peeled for rats/ mice in your apartments. Pretty god damn absurd if you ask me. We're going to get some traps today to detect the nature of the infest then move to report it to management. Honestly just don't want to deal with them after dealing with the bed bug situation... But honesty all of this... What's next for this place? Snakes?! If only the people who are being affected by all this could meet and within numbers there could be an overall result to make management do something about the multiple infestations. Awful treatment after getting bed bugs after heat treatment of neighbor's apt. (another bed bug move out). Exterminator told me adult bed bugs can sometimes run away from the heay. And where do they run? TO THE NEXT APT., of course. Was also advised not to fold laundry in the laundry toom. THEY'RE BAAAAACK! Two weeks ago the heat treatment truck pulled up to 508 S Serrano Ave Los Angeles again to treat more bed bug infested apartments. Now, (that is yesterday, 12/18/2012) they're back. Treating new apartments as well as retreating some that were treated two weeks before. Bed bug management control was lost in this building about three years ago when it began with one tennant, one unit. It's totally not under control. One manager (not the lady, who is the resident manager an

d is very sympathetic, but has little to no control over the purse strings here), the guy, has YELLED at tennants, in the door of their apt. AND right out in the street! People across the street heard it! The guy has zero people or diplomatic skills. He even blames people who moved in years after the building was infected with bed bugs for bringing them in. This has become a very sad and sorry place to live, in my opinion. If you're here, get out at first chance before you have to go to work scratching welts on your body, have your apt. turned upside down and then get ZERO empathy or compassion from the guy manager in charge of the place. will kill bud bugs...wash and wipe anything just to be safe..


Here it is... Building responds quickly when any kind of pest problem is reported, from roaches to bed bugs. Problem is, building is not proactive. Only complaint apts. get treated instead of complaint apt. plus surrounding apts. with no complaints (yet). This is why this has been ongoing for three years.. Just wait til it's you're turn.

Bed Bugs are brought in by people who either visit hotels or buy used furniture or ride public transportation or do any number of things. They are all over the city and the country.

I know that this property and the manager are proactively dealing with a couple of apartments, and it is more than steam cleaning. It is professional irradication which has been quite successful.

well as I can see BED bugs are a problem...managment would not tell you in any building there are bud bugs but as you can see by the map there a lot of buildings around that do ...before you sigh that lease make sure your not going to be living at a BB infested building with a pour manangment team ...ask lots of questions
...if you do move from 508 serrano just take the clothes on your back rent a steam cleaner and steam every idem for 20 minutes ..this will kill BB chairs etc....

Dates of separate heat treatments occurring are November 20th and December 5th 2012. I am reporting this because the owner did an inspection of the building on November 14th and sighted a section code 1950.5f which had to do with security deposits and in reality was inspecting for bed bug infestation on his own terms. He found that we in particular were free of them but then said to us that the entire building was clean and showed no signs of bed bugs. November 20th the heat treatment people hea

ted rooms 203 and 204. Fast forward to today there is heat treatment being done on rooms 202 and 204. This proves the building is and has and continues to be infested with bed bugs.

After having a recent heat treatment done in only three apartments in the entire building tonight I just recieved another bed bug bite... so they are still in the building. :( owner claimed he would bring bed bug sniffing dog in to trace source of bed bug infestation but never did.

Bed bugs are in the apartment building.

I am writing this to bring about awareness to current tenants and to briefly disclose the dispute I am currently in with the owner of this apartment building.

To sum up everything that has gone on I had found evidence of bed bugs in my apartment and immediately reported this to the landlady. she had an exterminator come in and quote 800$ for the apartment to be heat treated. I was told by landlady that we are responsible for

bringing the bed bugs in the building and would have to pay the 800$ and that it would be attached to the upcoming months rent. I thought this to be absurd considering I have never had bed bugs my entire life until I moved into this apartment building. I dispute the fee and the liability with my landlady, verbally, who admits to having had a prior problem with bed bugs in the building only a month or two prior to this happening and talking to a tenant in the building who says to having had something similar and had the landlady do the heat treatment in his apartment for free. only to find the bedbug addendum, that I signed at the time of the lease signing when I moved in, on my doorstep. After reading this I have found that I have taken all the necessary good housekeeping steps to prevent such pests including informing the landlady immediately of the problem. No negligence whatsoever.

I file a formal complaint with the owner stating that I am not responsible and also to explain how he came to the determination that I was responsible and had to pay this 800$ fee. His response was lacking all the answers to the questions i had proposed. Stating that bed bugs cannot travel from room to room. This is wrong. and suddenly he was willing to pay half the price putting the fee down to 400$ over a two month period time. That to me showed something was going on. I filed a response formal complaint still stating how much evidence showed that i clearly am not responsible and how the entire building needed to be treated in order for these pests to be gotten rid of. Keep in mind this is long story short I have all the written complaints, the addendum, and pictures to provide of bites from these pests, as well as researched bed bugs and how they travel and the owner returns through email a response that If I can provide proof that I am 100% not responsible for these pests being in the building then and only then would he pay fully for the treatment and that he would release me from my lease. Which he then sent another email explaining how he needed an answer by the end of the night putting me in an ultimatum to either pay or be released from my lease. I wrote back asking to see a detailed itemized quote from the exterminator, which I received but then found this web-site showing absolute evidence within the last month of this year of there being bed bugs present in the building and the dismissal of having had it treated entirely.

I appreciate the awareness and I am letting any tenant who may be in here or one looking to move here what is currently going on and what I am going through with the owners. It has been stressful, difficult, and a tireless effort to dispute this with the owners let alone just having to deal with the bed bugs in general.

The bed bug problem at this address has been solved. Finally the management went to extremes and hired a company that heats the apartments to eliminate the problem. There have been no reports of bugs from any of the neighbors for some time now.


Oh yeah I fogot to mention that I threw out my mattress 2 months ago...yet they are still there!


I recently moved in on April, 2009 and also have had a bed bug issue. I have thrown out my mattress, I dont even sleep in my bedroom any longer. I have also tried home remedies, sprayed, bombed, and yet they are now in my living room. I contacted the manager but the manager has insisted that they are from my mattress. I have had the mattress before I moved in and never once got bit by anything. I also have had my couch and furniture and never have I got bitten. I didnt even know what a bedbug wa

I can barely sleep, I alerted the manager once again and was told the apartment was sprayed...but I doubt that happended because I wasnt notified of the day, and nothing in my apartment was moved. Also I wasn't asked to package anything up which would be normal process if you are going to spray any kind of poison. I really want this issue solved!

I just moved in on 4/1/09 and I've recently found bed bugs (1 week ago) and I've tried natural remidies like cedarcide but it doesn't seem to work. It may be a contact killer but after 3 days I started getting bitten again. I phoned the manager which was reluctant to send a PCO and advised me to throw out my mattress. Mgr also said the bed bugs came from my mattress and not the building. YEAH right! I've had that mattress for over a year and they bite now? humm....Anyway mgr finally a
