Moved into building in May of 2013. Building is old and in need to all kinds of repair. Expected to see the usual pests, mainly mice, silverfish and possibly cockroaches (which we have encountered on a small scale). Did not expect Bedbugs and did not know of this site until after. We got them late July 2013, new managers were very quick to get pest control in and I have to add, very willing, too. Apartment was sprayed three times in 2-3 week intervals. Bedbugs were coming in from the walls in b

edroom from apartment below. We have been living out of giant ziplock bags since and were almost getting comfortable enough to unpack when out little blood sucking friends came back this fall. We have had two consecutive sprays, the last one being 0n October 2nd, 2014, and I have not seen any since. Again, management was very helpful and on the job right away. However, these tiny terrors are in the building and they will return again. No matter how vigilant we are, the building is sick with them and because it is a very large building (connected to 807 East 6th) there are many apartments for bedbugs to travel and they do. I have to commend the managers for being on the ball. There are another initiatives they've taken to try and get the situation out of control but without the full support of our fellow tenants/neighbours and the building owners, this problem may subside but it will NOT GO AWAY. This is my mere warning to anyone considering moving into this pet friendly, fairly affordable rental rates (for Vancouver standards), building. Thank you for existing Bed Bug Registry, I only wish, I 'd know of you sooner and a lot of stress and money would have been spared. Although , I gotta say, I am now very knowledgeable about bedbugs.

I'm not part of the management, I know one thing is that the new owners are actually trying to make it a better place and have succeeded in a few things,But when a building is so far gone,Is there any sense?,I rent a bachelor apt,I have no problems with my neighbors and I keep to myself,When i first moved in I had cockroaches but ever since they laid down the paste I barely see any,So far No bed bugs and I have been here for a almost a year,My walls/baseboards are cocked at every opening I use d

Can someone post any recent problems they have had with this building?

I have lived here for over a year and only had the occasional cockroach, no mice, no bed bugs. Cockroaches and silverfish are in most older buildings in the city, but to say you have to wear shoes when walking at night is ridiculous! I have never had that problem!

For a pet friendly building this place is great! There is a couple who manages the building with a maintenance guy and they are always doing work on it,

Currently living in 2 bedroom apt in this building at first sight it looked like any other older vancouver apt building Iam on the top floor when i was first shown the suite it looked as if it had not been occupied for some time everything was very dated and looked as if it had been there since buiding was first opened but it was clean shortly after moving in I noticed a lot of roaches in the kitchen and bathroom and mouse droppings in cabinets we also started to get the familiar bites that are

associted with bed bugs it was then after speaking to a freind of mine that he informed me that his brother in law worked as a pest inspector and agreed to inspect the suite for free after doing this he told us that there was a massive infestation of roaches bed bugs beattles and mice that was too far gone to be treated as they would always likely come back further conversation led to us finding out that there has always been a huge problem at these buildings for many years and beacause of the scale is immpossible to fully eradicate I have read all posts on this site and can confirm that all is true as well as the insect rodent problem there seems to be quite alot of low level drug dealers and addicts that either live here or come here for there drugs and with that they seem to bring alot of undesirable people with them that hang around the building in hallways or outside entrance I have also seen a strong police prescence here on quite a few occasions there definetly needs to be money spent on updating the buildings and fixing damage to suites etc but I dont imagine this will ever be done there is alot of empty suites here for rent and I suspect over the years the buildings will be emptied and the land sold to make condos which I agree would certanly ake an improvment to an already good neibourhod.

I loved this apartment building when we first moved in in 2008.Yes it's great location, that's why we came back. We had more spiders then cockroaches this was in the area of WC3 (I don't know if you would call it the basement) Anyways we had to move because our roommate just up and left. We left BC for over a year and since been back in this buliding since January 2010. Our second apartment on the main flr had mice, which we didn't know about as this was not a problem in the last apartment we we

re in a 2 bed room then. We have since moved to a bacholar and since being in the bacholar I have been getting bitten everyday. We did not have bed bug problems before we moved to the bacholar. The place has been treated once, and we have found the source. It's the dam couch that was left there. We took the couch because we needed it. The new landlaord have been very good to us since we moved back to the building in Jan. You need something fixed they were their the next day. I told the landlady that the apartment needed to be done again. She wasn't happy and put's all the blame on us for bringing in the bugs. She not listening to me and it really pissed me off today because I'm trying to tell her that in our last apartment I never did get bitten once, but she still has it in her mind that we brought them in. Because they have a list ( so i was told) of apartments that have or had the bed bug problem and our apartment was not on the list. I have also tried to tell her that even thought the last tenant didn't complain, it's becuase she didn't know or she didn't want to speak up. All I know is that we didn't bring them in. The new landlaords have been doing a really great job on getting the place cleaned. They have done some yard work, they don't just sit in the office. They are awalys doing something for that building. As for the other complaints about the cops being there every day, I say that's not true. I live right in the front by the buzzer, and I have not seen the cops everyday. As for drugs they are always going to be around no matter where you go. I like the new landlords they have done so much more than the old landlady. (when I was first there) And no it's not any manager or landlord that is writing this. I'm a tenant who is staying there now, but will be moving out very soon. As I to have medical problem's, and I don't want to be near amy of this. As I have a reall good feeling that in April 2010 I was really sick had to stay in the hosptial for a month, it was because of the mice droppings. I'll never know for sure. I still like the new landlord, but I do agree that the place needs to be taken down and rebuild. The area is great so I'm looking for another place in the same general area.

My boyfriend and I moved into 801 E. 6th Ave in October of 2007 and it was a huge mistake. We stayed for just over two years because it was close to school and work and the rent was reasonable for Vancouver but finally I couldn't take it. The neighbours were crazy, you could always hear people screaming at each other day and night and the police were always in and out of the building. I called the police a couple times, twice because there was someone lying passed out either from drugs or alcoho

l in the lobby. The inside of the apartment looked decent at first...there were a few cigarette burns in the carpets but everything including the sink and toilet had just been painted (however poorly) and covered up the moldy walls and rusting fixtures so it was unnoticeable when we first looked around. Once we moved everything in we started seeing cockroaches around the apartment. A LOT OF COCKROACHES. Every time we said anything to the manager on site she would tell us someone was coming to fumigate, and to ensure we kept everything clean and not to keep food or garbage lying around. (I was a cleaning fanatic and I eventually stopped buying groceries because even though I kept things in sealed containers away from the bugs I became paranoid they would get into my food. We would have letters posted on our doors telling us that an extermination company would come around and to make sure we were home to let them in... and then no one EVER came. I saw mice in the halls and then found two in my apartment about two months before I finally moved out. And then came the final straw. Bed bugs. These things will make you crazy. I didn't sleep for more then an hour or two a night for about two weeks. When I talked to the managers they told me it was too bad I hadn't told them a week ago because they just had their suite fumigated. I couldn't wait for an extermination company that would never come, I gave notice right away. I got rid of everything, my bed, my couch, my pillows... DO NOT move into this place, you will regret it, no matter how cheap the rent... you will pay for it one way or another.

Hey was reading everyones letters about this address.....I was also a tenant at this address and wish i knew all this before I moved in. Not only are there bed bugs at this address but there are cockroaches too which come out at night when you are sleeping about a month ago i got a dog which she is now being bit everywhere my neighbour downstairs plays music at all hours of the night starts at 8:30 pm and goes well into the next day around 7:30 am when i am getting up for work. I have a huge h

ole that i noticed a month ago in my bathroom floor.....which i asked to be fixed and no one showed up to do so after many scheduled appointments. Also mold is now growing on the ceiling in the bathroom. Also shower when you are in no matter how many times i have de clogged it or put drain cleaner in it still fill to a bath when i am having a shower. Also water goes from being ok to either scolding hot or cold just have not had a decent shower since i moved in.....but to make matters worse. I gave my notice a month early to say i was moving in regards to the late nights my neighbor is playing music. I am now pregnant.....i can not be living like this. and Once moved they did not give my damage back. Because they said i gave them a notice on the second day of the month and not the first. So to all BEWARE. DO NOT MOVE HERE. THIS PLACE NEEDS TO BE CONDEMNED

I lived at 801 E 6th Ave for about 5 months beginning in 2008. I've lived all across Canada,and I can honestly say this is the worst rental experience I have ever had.

At first it was okay, good location, the manager seemed nice, and it had low rent.
I began getting marks on my body about 2 months into living there. I am very particular about keeping things clean because of my allergies, and I started to feel sick no matter how much I cleaned. I found black mould on the under sides of

surfaces and eventually I began to see signs of mice.

Everytime I tried to contact the manager, she got more and more angry with me.
It got so bad I would be watching tv and a bug would crawl across my foot. We got notices that people would come in to spray, but since I work mostly nights not once did I see anyone actually come in.

The hot water goes from cold to burning in the middle of your shower, I've scalded myself and my neighbours told me their kids have been hurt by it too.

There were loud domestic fights in neighbouring suites. People would try to break in while we were home. My fiancee saw sketchy people sleeping in the halls and under the stairwells when he'd come home from work. The police were there all the time, I must have called at least 3 times. They were very frustrated too and said we lived in a "popular place".

The last straw was watching a body be removed from right next door on a stretcher. After the police questioned me I spoke with a fellow witness about it, a very old gentleman who was in tears because he knew the person who died... The deceased had been very sick and had no family.

Of course, the management didn't cause this guy's death. But the man I spoke to believed that neglect from the management had definitely aggravated this very sick man's situation. He told me the building had also recently hired thugs to collect the rent and intimidate people from making complaints. When the police were moving the body, the door was wide open and the man I was speaking to pointed out where the ceiling had caved in and the water stains that were everywhere. It was disgusting and a sick old man was forced to live in it.
He told me he was afraid of the same fate and he believed that the building owners also own a major Vancouver professional sports team.

Because of all this happening right next door I was so freaked out I couldn't sleep or eat anymore and we moved out that month. I've told this story over and over... Even to the Tenancy board and they told me they are "doing all they can".

How do these people sleep at night taking advantage of others?

I don't like complaining, but I just wanted to let people know what happened to me to prevent anyone else from living here.

Remember, if it seems like too good of a deal, it probably is.

I moved in and I was so thankful to get an apartment considering how high rent is in Vancouver. I moved all my stuff all the way here from Calgary and after my stuff had been moved in, I noticed how sticky and stinky the carpet was. (probably litres of cat pee in the carpet)I had to leave my shoes on. Then I noticed the cockroaches. They were even infested in the lining of my fridge and they would come out from under the sink and scurry around my kitchen. So disgusting.

ith the sounds of the same drunk girl yelling at her boyfriend and the police were repeatedly called because we were certain that the fights would end in violence.

My walls were paper thin and I could hear my neighbors talking on the other side of my bedroom wall and the hallway above my bedroom my ceiling sound like it was falling down with all the heavy footsteps.

If I could have rightfully sued them for breach of contract, I would have. Instead, I moved out 1 month after moving in and had to pay another moving company to move me plus pay for rent for that month there since I didn't give enough notice. I feel sad for all the pet owners and seniors who live there and can't afford to leave since they don't have the money. Shame on you Boundary Management!!!!!!!!!

I too,am a survivor of sorts after living at 807 East 6th Ave...I lived there five years too long,like many,unable to afford the move,or find suitable housing.I abruptly planned my move after experiencing a mouse problem..I have been told where one is,many more follow.I heard sounds in the wall in kitchen on Oct.23.09...saw two mice in bedroom at different times..went to stay with friends and relatives..slept in living room..did not go into bedroom,unless I had to..meanwhile all mgmt did was put

two traps on my stove,and put two sticky traps on the floor.After all my complaining and explaining that this was their responsibilty..I decided to take it on myself..I bought steel wool to plug any holes I saw,I bought poison(which pest control told me to throw out)..I even spent 35.00 on sonic traps(pest control laughed at me)..I found feces on my dining room table,in my BATHTUB!bathroom cupboard,especially in closet in bedroom,stove drawer..everywhere!!! I still have nightmares about that dreadful time!I gave notice,and I was a few days short..I thought they would understand nmy situaton..but,no...they insisted that I pay Dec. rent as well..I said I would not do that..they told me that "BOUNDARY MGMT" said it is the law.They were new as well..just been there a few weeks..I don't know if they knew the problems they would encounter,very inexperienced.Needless to say,I moved out on Nov.29th...I did not get my damage deposit or my laundry card deposit back,I was relieved to find a place and get the hell out of HELL!!!!!BTW..is it true there is no "Boundary MGMT"?...I heard it is facade, an older lady? what a joke..now that's a SLUMLORD!!!!!!!!!!!!!!!

My mother and I lived there and there were bedbugs coakroaches and mice and rats and hookers and crack heads and dealers
The management would come in and treat the appartment by putiing down a paste and then a few days later you would have more bugs
The building is sick I have moved out for about 1 year and I feel sooo much better and healther
the building needs to be torn down


The sad thing about this building it is owned by a very wealthy team owner who doesn't care about my family members and many others who have suffered so much.This building should be leveled and rebuilt.


THIS PLACE IS HORRIBLE!!! Everything you have read so far is true, except 2 recent posts that state that there is nothing wrong with 801 & 807 East 6th Ave.I suspect these messages were posted by management, who BTW are miserable and they don't do anything at all. Its as if the building has no managers at all, nothing ever gets done. There are mice, different species of cockroaches,bedbugs, constantly pulling of the fire alarm.

As stated previously, the up-keep of the building is just as bad

. No matter how many letters you write,requesting repairs, they do not respond. If you are lucky enough to get them to respond, it is months later and one gets a maintenance man that is a joke.

The maintenance and up-keep of this building is so substandard, one would assume that these types of living conditions would only be found in the DTES.

I have lived in this building for 4-months now,, I have a cat and have never, ever seen a mouse, nor any signs of mice? Not sure which corner of the building others have lived... They show up because they are attracted to that spoiled fruit that You've left on Your counter for day's on e

Yes it is true that there is the occasional cock-roach roaming around,, get over it... for the neighbourhood,, this building is still a great deal! Pet friendly... Has for prostitution, and drug-addicts, and criminal activity... ha ha... not an issue at all... Don't bother Your neighbour's and they won't bother You! I like living in this building... Let's stop sweating the small things at 801 east 6th.

August 1st 2009 this is a report for 801 east 6th ave, I agree with every post here except for one person who I suspect is the building manager, this building is not under new management, and in doing some research, the buildings pestilence problems are so large that the building needs to be condemned. When I first moved in it took 1.5 months to start seeing cockroaches, then a friend and her cat came over, within 5 mins of the cat being here she killed 2 mice. NOW!!! It is totally infested, eve

ry nook and cranny is packed with you name it...here is a list of pests i have encountered and in large numbers -mice i have caught and killed 42 {so far and i still see them]
-bedbugs i have treated 3 times with no help from the landlords and they are still here
- 2 different species of cockroach and yes we need to walk in our shoes its that bad like walking on corn flakes
-fruit flies{in a clean kitchen?} i am a chef and we keep ours under control
-yellow jackets [wasps] nests on my balcony underneath the railing {13 nests i have destroyed this summer alone and they keep coming back i have been stung 6 times while doing this
-fleas probably from bad pet owners which in this building there are plenty

I now have to throw out pretty much everything i own, I just bought a couch and a bed retailing at approx $1150 for both, had them delivered right when I moved in, and now they are ruined and not worth treating a fourth time! I am so upset this place is a hole. The management will lie to you about the pest problems, I ask this of all apts I am thinking of renting and they told me there was nothing to worry about!?!!!! WHAT!!! This is due to the desperation of keeping tenants in the units most people move out after a month some like me can't just pick up and move and are stuck in this crap until they can afford to move. Plus the rents range from 850 to 1500 which i find great if it wasn't for the pests. On a good note though if your in a jam and need a place to live, THEY WILL RENT TO ANYBODY!!! [that i guess is also another warning they rent to anybody] meaning all the drug,prostitution,loud parties bad pet owners,fights, police, domestic disputes, fire alarm being pulled by this crazy tenant who still lives here???, all happen on a daily basis. Life here is definitely interesting but not for most people, well those that shower daily and brush their teeth anyway! sincerely chris soon to be gone

DO NOT MOVE IN HERE. Management lies about how bad the problems are. I took every precaution to avoid bed bugs/roaches and I have both. I don't leave a single dish in the sink (EVER) and i still see at least a roach a day. Last night watching a movie in bed...two bed bugs crawled on me. I called the exterminator today and its costing me 400 dollars to get rid of these fucks! I've only lived here two months and I'm getting out! Save yourself the hassle.


In response to the other reports about living at 801 E 6th Ave: I have lived in this building now for the past 3-months and have no major complaints regarding bed-bugs, cock-roaches, and drug addicts. This building is under new-management and they are working hard to keep this building up to a safe, clean, and positive living space. In regards to the bed-bug issues. The best Hotels in Vancouver have to deal with bed-bug issues from time to time. Bed-bugs are a world wide epidemic-and are defini

tely not confined to 801 E 6th. My neighbor has lived here for over a year, and has never seen a bed-bug in her apartment. There is the occasional cock-roach, which considering the age of the building- I find this falls into the normal mean of bug-and insect control. This building is a pet-friendly building, so we give some consideration to minor issues for the sake of our beloved pets. There is an issue of water running hot-and cold which is minor. A small trade off for reasonable rent in a very expensive neighborhood. There is a great mix of social diversity in regard to the kinds of people living here. Compare living here to the downtown East-side where I used to live, and You will have alot to be thankful for. Why do we constantly have to "sweat the small stuff"-the coin is two-sided- in my opinion it's unfair to write this building off has uninhabitable- this is just not the case here. Keep Your place clean, and I will guarantee You will never encounter any of these bug issues...

I moved into a unit in this building the end of last year with one of my buddys. It is a complete disaster. This building should be knocked down and never to open again.

Cockroaches everywhere, bedbugs etc.... The ceiling in our living room leaked several times and all we got form the landlord was a mop to clean up the mess ourselfs. The ceiling never did get fixed the 2 months we were there.

The bathroom flodded and our fridge was broken. The drug deals that go on right outside of my room

at all ours of the day are disturbing. crack heads reaching up to the unit above to buy crack or meth form the dealers above w128.

could not get my car out of the garage for over 4 days due to the snow and management not having any one remove the snow for us. this place is a hole and should be investiagetd to why it is like this. the management company needs to fire and re hire a more reliable building staff whom you can get a hold of incase of an emergency.

This building is the biggest joke ever, it seemed alright moving in but not even a week later we started seeing cockroaches everywhere, got pest control to come and put the solution but it hasnt worked at all, if anything i seem to see even more. it was tolerable at first but now my girlfriend ,baby boy and i are waking up to severe scratching early morning due to bedbugs biting. such a fucking rip off to pay $850,the landlord doesnt understand that you hav

e to treat the whole building not just single suites so thats why they never go away.this building should be bulldozed to the ground. there are signs of mice too have only seen one but maybe havent had time between working, killing cockroaches and itching myself to death. aside from the bugs and mice, lotsa shady people live here, and some idiot pulls the fire alarm almost everyday. anyways yeah i reccomend jumping in front of a bus before ever considering renting in this building

This building is a nightmare.
Bedbugs everywhere. Management does not care. Not proactive at all. Police here all the time.
Tenants selling and using drugs at all hours of the night. Large white dog off leash on the west side all the time. Drug deals go on here at this entrance all the time.

I also have been living in this cockroach infested apartment. I can't even enter my kitchen at night without shoes. No matter how clean we keep it. Not only that but my apartment started leaking soon after moving in. I brought it to the attention of the manager, but she brushed it off. Since it was Nov. when we moved in I was accepting of the fact that no repairs could be made untill summer. I go to pay my rent in June and also make the manager aware that the ceiling is now leaking in the kitche

n along the wiring for the light. She replied with attitude "they where supose to start work on the roof yesterday". So again I let it slide. Now the last major rain fall we had at the end of July cause our kithchen ceiling to develop 5 large holes. I came home to find 2 inches or so of water on my floor, in the stove and in the light fixture. I called the manager right away. She was pissed off that I had called her at 6pm after she is off duty from the office. I had asked her nicly if she could move us into another suite, since I knew there is at least 10 of them available. Her response was "why". Are you kidding me. I was starting to get upset with her so I ended the conversation. Nothing was taken care of. The next day the rain continued harder and my ceiling caved right in late at night. I went to the office first thing the next morning and to show her the picture of what happened (since she is to lazy and does not care to look for herself). She said nothing, she did not care. I asked again if we could move into another suite. Her response was no because the other suites have new carpet and you have a cat. I decided to give notice the very next day Aug2. and payed my rent as I knew there was nothing I could do. Now the large hole in my ceiling is being covered up by garbage bags and the matinence guys put another patch upon 3 other patches on the roof. Now I can't find a place to live and may have to tollerated these conditions for a while longer. If she lets us stay. I don't know why this place hasen't been condemed!!

SO BEWARE DON'T MOVE IN TO 801-807 E 6TH AVE!!!!!!!!

I have lived in two different suites in this building. The first one was on the ground floor right beside the entrance doors. It was impossible to have the curtains open at any time because anybody approaching the building could see straight into our apartment. People would constantly be knocking on our sliding door asking to be buzzed in (the buzzers didn't work anyway) or wanting to bum smokes. We didn't have any insects there but I remember a lady chasing Sue the building manager while sc

reaming that her baby is covered with bites. The news reporters came later that day and were looking for stories. The next week somebody had spray painted "Sue is a cunt!" etc, all over the walls in the hallway.

The other suite was not far from the first one, just up one floor and two apartments over. Immediately after moving it became clear that we were not alone. The cockroaches had developed into several varieties; a cockroach in the bathroom would be rounder and blacker with fatter legs while a kitchen cockroach would be longer and lighter in color and would use it's antennae more. But I digress...

On bedbugs: I remember the first time I encountered a bedbug, I was reading a book (I forget which one) and as I was turning the page a blackish insect fell off of me onto the open book. I picked up a pen and popped it. It exploded, leaving behind a pool of fresh blood. My blood. Before that my roommate had insisted that there were bedbugs, but that was the first one I saw. I never got the bites, welts and rashes that my roommate got. I think she was more affected by the bedbugs than I was. After seeing the effect that they can have on a persons lifestyle I believe that they are extremely hazardous to a persons physical and mental health.

The management of 801 and 807 East Sixth (I call it "The 801") has changed since I was there but I don't believe that much else has. That building is fucked. One wall in our apartment was so hot to the touch that you could not touch it, and it was like that all the time. We could not control the heat, and there was only one window. During my stay we received at least 4 notices that exterminators were coming to spray for bugs but if there is a dog in the unit they can't enter unless someone is home. Also, the building is so large that they couldn't treat all the apartments on the same day so the notices would say that it could happen anytime between Tuesday to Thursday of the next week. We both worked but since we had a dog, that meant that somebody was going to have to be home all day for the entire time specified on the notice. Out of the 4 notices we got, there was only 1 occasion that someone actually came. It victimizes tenants because quite often if you are living in that building then you may not be able to afford to stay home from work just to wait for someone who doesn't even come.

A week before we moved out this goof decided to exhaust a canister of bear spray within our apartment. It stained the walls orange but it also suppressed the bugs for a while, giving us a chance to sanitize what few items were important enough to take with us in sealed rubber bins. It is interesting that after that incident nobody called the police even though the air throughout the hallways was filled with bear spray.

If you ever have a chance to see this building up close, be sure to check out the massive pile of infested furniture and household objects that is located at the west end of the upper parkade. The selection changes every week! Also, if you go out onto the cement courtyard at the north side of the building DO NOT let the door close behind you unless you want to climb down a rocky cliff.

I would just like to confirm the accuracy of the language used in the other report...."the place looks clean when you move in, but it's riddled with bedbugs and cockroaches". My husband, baby and I currently live at this address, and we too are getting out as fast as we can. Although the management has made pest control efforts both for bedbugs and cockroaches, they seem to have little effect....even after the specified wait time.

We have had problems since our first night here 6 months ago

, when my husband woke me up in the night, saying "something's biting me"...since then, we've tried everything...changing bedding, using sprays, repellent, clothing, essential oils and fumigation....and now we're reduced to sleeping on the livingroom floor without a mattress. We've lost our sleep, our peace, our quality of life and virtually our sanity!

We're calling it "the house of pestilence" and we wholeheartedly endorse the advice of the other reporter...DON'T MOVE HERE!!!

I moved in November 1, 2007 and couldn't get out fast enough by January 15, 2008.

The apartment looked clean when I moved in but quickly discovered the place was riddled with cockroaches and bedbugs..

What a JOKE!!! SOOO not worth the $850 rip off rent!!

Lost sleep, my bed, my bed frame and bedding!!!


Full on, lost everything to this place, termites, bedbugs and cockroaches gallore.
